New plans for £30m luxury Sandsend hotel

TWO planning applications for the £30m Raithwaite Hall luxury hotel development in Sandsend will be considered by councillors this Thursday.

One is for the erection of five holiday cottages within the Raithwaite Estate, adjoining Home Farm and other existing holiday cottages in the courtyard.

The other is for the demolition and rebuilding of a garage block at Raithwaite Hall to provide five suites in connection with existing planning approval.

The Scarborough Borough Council report says: "The whole development would be a natural organic extension to the existing buildings, creating impact on the landscape."

Access to the site will be via a private road system off the A174 coast road and parking provision at the development will be increased.

Whitby Civic Society has been consulted and says it welcomes the development but states it will add further to the traffic problems at the junction of the access road to Raithwaite Estate with the main coast road.

A bat survey has been undertaken and concludes that the removal of the garage building to make way for the proposed new loft suites will not impact upon the protected species.

Developers hope permission will be granted and have agreed to meet certain conditions such as the use of reclaimed bricks and slates from the demolished building.

The council has requested to view samples of external construction materials.

The authority also states that no fascia boarding shall be used unless agreed in writing by the local planning authority and all rainwater goods used in the development must be black.

The panel will assess whether there is justification for the additional holiday units and states that, due to the topography of the site, it would be difficult to provide wheelchair disabled access to all cottages.

They also say the accommodation must not be used as a main residence, only as a holiday let.

The proposal put forward in May last year allows for the conversion and extension of Raithwaite Hall to a 40-bed country hotel and spa.

Energy efficiency in the cottages will incorporate highly efficient boilers and wood burning stoves using sustainable supplies of timber from the estate.

The report states the location is "clearly an ideal situation for holiday cottages, close to the beach midway between Whitby and Sandsend and occupying a steep valleyed wooded location, which is beautiful but unsuitable for any type of agricultural use."

Work started on the luxury hotel resort at the beginning of last December and is likely to take 60 weeks.

The Skelwith Group, owner of the 80-acre retreat, appointed Wates Construction as the main contractor for the development, which was given the go-ahead by Scarborough Borough Council in May.

The estate already has 11 holiday cottages.

Plans for the site include a 44-bed five star hotel and spa and further cottages in the grounds.

Once opened in 2011, it is anticipated around 150 jobs will be created.

A restaurant and bar will be included and a large conference and function area.
