Guest house alterations allowed

ALTERATIONS to a guest house in Fylingthorpe were approved by planners at the North York Moors planning authority despite the objections of neighbours.

An application for the proposed alterations which included the construction of a flat roof with four velux windows over an existing utility room and store was made by Des Weston of Saxon Villa, Thorpe Lane, Fylingthorpe.

The alterations were aimed at allowing the utility room to be used as a kitchen to serve the guest house and family so that the original kitchen can be used as a private bedroom for the owners.

Neighbours who objected were concerned that noise nuisance caused by the relocation of the kitchen including deliveries to it would disturb them because they and their visitors would have to pass the commercial kitchen to get to their door.

They claimed their peaceful breakfasts on their patio would be disturbed and instead of hearing the local wildlife they would smell and hear the new kitchen activities.

Planning officers noted their concerns and imposed a condition that the proposed side window should be obscurely glazed to eliminate overlooking but considered that the rooflights or the existing door would not have a significant negative impact on their residential amenity.
